No build is perfect, so don’t expect it to be, but whenever there were issues or questions, we never got excuses or unresponsiveness, just solutions.     • Do new home builders offer incentives?

      Yes! Builder incentives are a common benefit homebuyers can take advantage of. For example, some builders may advertise that (if you purchase by a certain date) they’ll cover a portion, or all, of closing costs, or provide a credit toward upgrades from their home design center. In times of economic downturn, incentives can be a great way to connect with interested buyers and offer valuable savings to more cautious buyers.

      Home builders also typically offer special discounts or savings right when they launch a new community or when they’re looking to sell the final lots in a community that’s well underway. Always keep an eye out for incentives when home shopping— and don’t be afraid to ask if any are available to you!

    • Do new home builders offer financing?

      Most new home builders who build semi-custom or spec homes within a community development also offer financing in-house or through an associated financing partner.

      Financing your home with your builder’s financing team offers several distinct advantages for new or experienced homebuyers. Most importantly, it simplifies the process for you. Financing in-house means home shopping, customization, and the mortgage process are all combined under one roof. However, it also guarantees your financing team will be familiar with your homebuilder and their process; this can make the process move much more quickly and smoothly.

    • Do home builders help find land?

      Yes, depending on what type of home you’re building — and where. Spec or semi-custom homebuilders often sell lots in new communities that they then build a home on. This makes building a new home a more seamless process. In many cases, such as with Arive Homes, you’ll sign a contract for your home and select your lot around the same time.

      In some cases, home builders will build a home on a lot you’ve already purchased that lies outside one of their communities; this type of arrangement varies, however, so it’s always a good idea to ask your builder what their policy is. Custom homebuilders often aren’t involved in the lot purchase process. Most homeowners building a fully custom home work with a real estate agent to secure a lot before finalizing their home plans.
